Five Point Communities and the City of Irvine are working on zoning issues as they affect the lifelong learning area in which ETHIC may be located. That process and the parceling process should be far enough along by late 2010, that Five Points will propose a specific site(s) for our acceptance.
Lennar will deed 22.3 acres to ETHIC. A portion of that will be used to build 166 mostly three bedroom condominiums (rentals built to condo standards). ETHIC will then leverage the remaining acres to optimize its ability to at least triple the 166 original units. The additional 374 will be built there or elsewhere within the Heritage Fields community.
Design considerations are now being made by our five participants to optimize the project for their individual agency needs.
Transitional housing agencies should be identifying prospects for ETHIC Housing NOW for 2013.
